139 Acre Land Auction – Online ONLY TIMED AUCTION WED MARCH 20 1PM CENTRAL TIME

Whenever there is a bid in the last 3 minutes at 1pm on Wed March 20th @ 1pm on any tract 3 minutes will be added. Bidding will be x acre and $25.00 increments.

THIS IS AN INTERNET ONLY AUCTION: Real Estate and all items sell as is, where is with all faults or flaws. Items sell with no warranty stated or implied.

DYNAMIC CLOSING: The auction will begin to close on WEDNESDAY March 20th @ 1 PM. The closing time will automatically extend an additional 3 minutes whenever a bid is placed within the last 3 minutes of the any tract closing. Bidding is by the acre. The final bid price of each tract will be multiplied by the acres in the tract.  Example Tract 1 bid per acre will be multiplied x 80.

Internet or bidding problems call the auction company immediately!!!!!

Example on bidding. If a person puts a bid of $1000.00 and the 2nd place bidder places a bid of $800. It will raise the person with the highest bid to $825.00 It will not automatically take a person to the highest bid they have submitted. $25 dollar bid increments.

AGE REQUIREMENT: All bidders must be at least 18 years of age to purchase. Zero buyer premium. Schmid Auction must be approved of by all bidders. After registering call Schmid Auction for approval.

When there is a bid on an item it will extend for 4 minutes.

Bid Increments: $25 a bid.

Whenever there is a bid on any of the 3 tracts of land they will all extend for an additional 3 minutes. All tracts are offered separately but will close at the same time. Land is offered by the acre. The high bid on each tract will be multiplied by the acres. Example Tract 1 high bid x 80.

All of seller’s mineral, oil, and gas title, if any, will pass without warranty of title or title evidence.

Terms & Conditions:  Real Estate is sold “As Is.” 10% down sale remainder due at closing approx.40 days. The 40 days may fluctuate because of the 1031 exchange. Seller is selling the subject Real Estate as relinquished Real Estate in a like-kind exchange under Section 1031 of the Internal Revenue Code. Buyer agrees that Seller may assign this Agreement to an exchange intermediary of Seller’s choice. Buyer shall cooperate in effecting the said exchange, and Seller shall hold Buyer harmless from any costs or claims arising from such cooperation and exchange. Property will be sold in a manner resulting in the highest sale price subjection to seller confirmation. Buyer or buyers will have farming rights this spring even if the property has not closed yet. Maps, borders, on brochures, websites and markers in the field are estimates and are simply to be used as guidelines. Successful bidders will be required to enter into a purchase agreement at the auction site. It is the potential bidder’s responsibility to conduct his or her own independent inspection inquiries & due diligence concerning the property.
